Let’s look at a real-life example to understand how the process works.

CASE STUDY: HOW MRS. MARIDI RAMYA RETRIEVED HER LOST SALE DEED

Mrs. Maridi Ramya lost her original Sale Deed and did not even remember the registration number. All she could share was her property address:

Flat No. XXX, 3rd Floor, E-Block, Concorde Amber Apartment, Hadosiddapura Village, Varthur Hobli, Bengaluru East Taluk, Chikkakannalli, Bengaluru, Karnataka – 560035.

Using only this information, we helped her trace and retrieve her document step by step.

STEP-BY-STEP PROCESS TO RETRIEVE LOST PROPERTY DOCUMENTS IN BANGALORE

Step 1: Extract the Encumbrance Certificate (EC)

The first step is to obtain the Encumbrance Certificate from Kaveri Online Services.

You only need the following basic details:

  • Name of the Buyer or Seller
  • Property Address

Once you extract the EC, it will contain:

  • The property registration number
  • The Khata number
  • Details of all transactions related to the property

This information is crucial for locating the registered sale deed. Refer to the highlight in EC below

Tip: You can also apply for a signed copy of the Encumbrance Certificate through the same portal. The application fee varies depending on the number of years selected.
For example, extracting EC details from 2004 onward typically costs Rs.250 per EC.

After obtaining the EC and identifying the registration number, you can proceed to apply for the Certified Copy of the Sale Deed.
