To facilitate the sale of the property, he grants a Special Power of Attorney to his wife, authorizing her to act on his behalf for this specific purpose.
DOCUMENTS REQUIRED The following documents are required to register a Special Power of Attorney:
- Drafted Special Power of Attorney
- Identity proof of the Principal (Husband)
- Identity proof of the Attorney (Wife)
- Two witnesses along with their identity proofs
APPLICATION SUBMISSION ON KAVERI ONLINE SERVICES
To initiate the registration process:
- Visit the Kaveri Online Services portal. Here is the link https://kaveri.karnataka.gov.in/landing-page
- Create a user account by clicking on Register
- Provide basic details such as name, mobile number, and email ID
- Log in using the registered username and password
FILLING THE APPLICATION
After logging in:
- Select Document Registration
- Read and accept the terms and conditions
- Choose Special Power of Attorney as the nature of the document
- Enter the relevant property details in the description field
ENTERING PARTY DETAILS
At this stage:
- Enter the details of the Principal (Husband)
- Enter the details of the Attorney (Wife)
- Provide the details of two witnesses, as required
FEE CALCULATION AND APPLICATION SUMMARY
- Enter the number of pages in the document
- The system automatically calculates stamp duty and registration fees (approximately Rs.1,000 to 1,500, subject to the document details)
- Carefully review the application summary before submission
DOCUMENT UPLOAD AND SUBMISSION
- Upload the executed Special Power of Attorney
- Upload all supporting documents
- Select the appropriate Sub-Registrar Office in Bangalore
- Submit the application
APPLICATION STATUS AND PAYMENT
- Check the application status, which will initially show as Pending for Payment
- Proceed to pay the applicable stamp duty and registration fees online
BOOK THE REGISTRATION SLOT
Once payment is completed:
- Book a convenient date and time slot for registration
DOCUMENTS TO CARRY ON THE DAY OF REGISTRATION
On the scheduled registration date, carry the following:
- Application summary report
- Executed Special Power of Attorney signed by all parties
- Original identity proofs of the Principal and Attorney
- Two witnesses along with their identity proofs
REGISTRATION COMPLETION
- Present all documents at the registration counter
- Complete biometric verification and signatures
- The Special Power of Attorney registration is completed successfully
