How to Execute a Power of Attorney from Abroad for Buying Property in Karnataka

If you are residing outside India and planning to buy a property in Karnataka, you may not always be able to travel to India for the registration process. In such cases, executing a Power of Attorney (POA) from abroad is commonly used solution.

Below is a step-by-step guide explaining how a Power of Attorney can be executed from abroad for property purchase in Karnataka. Step 1: Draft the Power of Attorney Prepare the Power of Attorney draft in Word format, clearly specifying:
  • Details of the Principal (property buyer)
  • Details of the Attorney (authorised representative)
  • Purpose of the POA (property purchase and registration)
  • Complete property schedule
Step 2: Print the Draft Print the drafted Power of Attorney on A4-size paper. Step 3: Affix Photograph and Sign Affix your passport-size photograph and sign on all pages of the Power of Attorney. Step 4: Notarisation or Consular Attestation Abroad In the country of your residence, get the Power of Attorney:
  • Notarised by a Notary Public, or
  • Attested by the Indian Consulate
The attestation must be done on all pages of the document. Step 5: Dispatch Documents to India Send the following documents to your Attorney in India:
  • Original notarised or consulate-attested Power of Attorney
  • Self-attested identity proof of the Principal (PAN / Passport / OCI)
Step 6: Attorney’s Signature in India Upon receipt, the Attorney shall:
  • Affix their passport-size photograph
  • Sign on all pages of the Power of Attorney
Step 7: Submission to District Registrar’s Office (DRO) The Attorney must submit the following documents to the District Registrar’s Office (DRO) for adjudication:
  • Original notarised or consulate-attested Power of Attorney
  • Self-attested ID proof of both the Principal and the Attorney
Step 8: DRO Verification and Adjudication The DRO verifies the document. Upon successful verification, the Power of Attorney is adjudicated and stamped, making it legally valid for use in Karnataka.

After completing the notarisation abroad and DRO adjudication in Karnataka, the Power of Attorney was successfully used for sale deed registration at the Sub-Registrar’s Office.   • The sale deed was registered at the Sub-Registrar’s Office
  • The Attorney represented the buyer during registration
