Closing a home loan is a significant milestone for any property owner. Once the loan is fully repaid, the bank releases the original property documents along with the Reconveyance/Discharge Deed. Most banks in India advise borrowers to collect these documents within 15 working days of loan closure. However, NRIs often face practical limitations such as travel schedules, visa constraints, or overseas commitments. BANKS GENERALLY FOLLOW THIS PROCESS:
  • Issue a Loan Closure Letter or No Dues Certificate once the loan is closed.
  • Prepare the original property documents for release within 15 working days.
  • Request the borrower to collect the documents in person or through an authorized representative.
Although this is the standard guideline, banks will securely retain the property documents until the rightful borrower or a authorised person collects them. OPTIONS FOR NRIS WHO CANNOT COLLECT DOCUMENTS IMMEDIATELY
  1. Authorise a Representative via Power of Attorney (POA)
A valid POA allows a trusted representative, often family member to collect the documents on your behalf. The POA must clearly authorise the representative to:
  • Collect the original property documents
  • Receive the Reconveyance/Discharge Deed and register it at Sub-registrar office
Banks normally accept either a notarised and consulate POA issued abroad and adjudicated POA in India.
  1. Collect the Documents During Your Next Visit
If you prefer not to issue a POA, you may collect the documents personally during your next travel to India, whether it is after a few months or even a few years. The bank may ask for:
  • Loan closure letter
  • Additional KYC documents as per their internal policy

CASE STUDY: COLLECTING PROPERTY DOCUMENTS AFTER MORE THAN TWO YEARS One of our clients, Mr. Muthikumar, is an NRI residing in Pennsylvania, USA. He had availed a home loan of Rs. 37.39 lakhs, which he fully closed in March 2023. The loan closure date and final settlement details were clearly mentioned in the Loan Closure Letter issued by the bank. He received this closure letter by email, and the relevant date has been highlighted in the document shown below.   • Receive the Reconveyance/Discharge Deed
  • Complete all required bank formalities
