In India, can you sell your property at any price or is the price regulated by the government?

One can sell a property at any price.

But the government charges (stamp duty, Registration fee, Cess and TDS) are paid as per the guidance value of a property.

For example:

  • The selling price is Rs. 10
  • The guidance value of a property is Rs 100

Hence we need to pay the government charges based on Rs. 100. (not based on Rs.10)

If the selling price is Rs. 150, the government charges are paid based on Rs. 150.
