How to Obtain A-Khata and B-Khata Extracts from BBMP (Now Replaced with e-Khata)

Khata is a legal document issued by the Bruhat Bengaluru Mahanagara Palike (BBMP) to property owners. It certifies property ownership and contains essential information such as the owner's name, property dimensions, location, usage type (residential or commercial), and tax details.

WHAT IS A-KHATA?

A-Khata is issued for properties that are fully compliant with BBMP regulations and have all taxes paid. Holding an A-Khata allows property owners to:

  • Apply for building plans and trade licenses
  • Avail home or mortgage loans
  • Sell or transfer the property legally

WHAT IS B-KHATA?

B-Khata was introduced for properties that do not comply with certain BBMP building norms, such as those constructed on revenue land, unauthorized layouts, or without occupancy/completion certificates. These are considered semi-legal and entered in a separate B-register maintained by BBMP.

IMPORTANT UPDATE

BBMP has now replaced both A-Khata and B-Khata with a unified digital document called e-Khata. All new Khata applications and updates are processed under this digital system on e-Aasthi. Existing property owners are encouraged to update their records to e-Khata for seamless access to property-related services.
