How Do I Get an Encumbrance Certificate (EC) for Properties Registered Prior to 2004?

An Encumbrance Certificate (EC) is a vital property document used to verify whether any registered transactions such as sale, gift, mortgage, release, or lease exist on a property. It is mandatory for property sale, purchase, loan processing, MODT registration, and legal due diligence in Karnataka.
EC FOR PROPERTIES REGISTERED ON OR AFTER 01-04-2004 For properties registered on or after 1 April 2004, registration records are available in digital format through the Kaveri Online Services portal.
  • EC can be applied online
  • Processing time is generally 2–3 working days
  • EC is issued in digital format
TYPES OF EC ISSUED The form of EC issued depends on the transaction history, not the year of registration:
  • Form 15 EC – Issued when one or more registered transactions are found
  • Form 16 EC (Nil EC) – Issued when no transactions are recorded for the selected period
Important Clarification: Form 16 EC is issued only when there are no transactions during the requested period. It is commonly referred to as a Nil Encumbrance Certificate.
EC FOR PROPERTIES REGISTERED ON OR BEFORE 31-03-2004 EC applications for pre-2004 properties can also be submitted online through the Kaveri Online Services portal, the online application may take additional time. In such cases, visiting the concerned Sub-Registrar's Office can help expedite the process.
