Real Registration Case Study
Recently, we assisted a client in registering a Gift Deed through a General Power of Attorney.
Mr. Ehsan owned a 2 BHK apartment in Bengaluru and wished to gift the property to his sister, Ms. Ameena.
However, Ms. Ameena was residing in Texas, USA, and therefore could not travel to India to attend the Gift Deed registration.

After obtaining the General Power of Attorney, the Gift Deed was prepared.
Since Mr. Ehsan was the owner of the property, he signed the Gift Deed as the Donor.
As he was also the duly authorized General Power of Attorney Holder of Ms. Ameena, he signed the same Gift Deed again on behalf of the Donee.
Accordingly, Mr. Ehsan signed the Gift Deed in two different legal capacities:
- As the Donor
- As the General Power of Attorney Holder representing the Donee

On the day of registration, we carried the following original documents:
- Gift Deed Application Summary from Kaveri Online Services
- Executed Gift Deed

- Aadhaar Card of the Donor

At the registration counter, Mr. Ehsan completed the biometric formalities.
Since he appeared in two different capacities, he provided his photograph, thumb impression and signature:
- Once as the Donor
- Again as the General Power of Attorney Holder representing the Donee
After verifying all the documents, the Sub-Registrar successfully registered the Gift Deed.
