When a property is registered in Bangalore through a Power of Attorney (POA), Sub-Registrar Offices commonly require a Life Certificate in addition to the Power of Attorney. This often raises an important question among Non-Resident Indians (NRIs):
Can an NRI execute a Power of Attorney and Life Certificate together to save time, effort, and costs?
The answer is Yes.
Watch Our Step-by-Step Video Guide:
An NRI can execute and notarize both the Power of Attorney and Life Certificate during the same appointment in the USA, making the process more efficient and cost-effective. In this article, we explain the procedure, timeline, costs, and share a real-life case study from our recent transaction.
Step-by-Step Process to Execute a Power of Attorney and Life Certificate Together
Step 1: Draft the Documents
Prepare the following documents:
- Power of Attorney (POA)
- Life Certificate
Step 2: Print the Documents
Print both documents on A4-size paper and ensure all pages are properly arranged for execution.
Step 3: Schedule an Appointment
Book an appointment with either:
- A Notary Public near your residence, or
- The Indian Consulate having jurisdiction over your location
Step 4: Sign the Documents
Sign all pages of both the Power of Attorney and Life Certificate in the presence of the Notary Public or Consular Officer.
Step 5: Attestation
The Notary Public or Consular Officer will attest and notarize both documents during the same appointment.
Step 6: Send the Documents to India
Dispatch the following documents to your attorney or representative in India:
- Original Power of Attorney
- Original Life Certificate
- Self-attested Passport copy
- Self-attested OCI card copy (if applicable)
- Any other supporting identification documents
What Happens After the Documents Reach India?
Once the documents are received in India:
- The Attorney signs the Power of Attorney wherever required.
- The Power of Attorney is adjudicated at the jurisdictional District Registrar Office in Karnataka.
- After adjudication, both the Power of Attorney and Life Certificate can be used for property registration purposes in Bangalore.
Real-Life Case Study: California to Bangalore
We recently assisted an NRI client in California who needed to register a deed in Bangalore without travelling to India.
The client executed both the Power of Attorney and Life Certificate during a single notary appointment in California.
Power of Attorney
Below is the Power of Attorney. We have highlighted the notary date, which is 8 April 2026.

Life Certificate
Below is the Life Certificate executed and notarized along with the Power of Attorney. The highlighted notary date is also 8 April 2026, confirming that both documents were executed together during the same appointment.

Property Registration in Bangalore
The notarized Power of Attorney and Life Certificate were subsequently used to register a property deed at the Sub-Registrar Office in Bangalore.

The highlighted registration date on the deed confirms the successful completion of the registration process.

Life Certificate Validity: Understanding the Time Gap
Many Sub-Registrar Offices prefer that a Life Certificate be executed within 15 days of the registration date.
However, this requirement can be difficult for NRIs to comply with due to several practical challenges:
- International courier transit time from the USA to India
- Bank Formalities
- Registration application approvals
International courier delivery alone may take anywhere between 7 to 15 working days, depending on the location and service provider.
Our Experience: 58-Day Gap Between Execution and Registration
In our case, the Power of Attorney and Life Certificate were executed for the registration of a Reconveyance Deed after home loan closure.
- Date of execution of Power of Attorney and Life Certificate: 8 April 2026
- Date of Reconveyance Deed Registration: 5 June 2026
This resulted in a gap of 58 days between the execution of the Life Certificate and the actual deed registration.
Despite exceeding the commonly cited 15-day period, we explained the practical difficulties involved, including:
- International document transit delays
- Bank Formalities
- Processing and approval of registration applications
The Sub-Registrar accepted our explanation, and the deed registration was successfully completed.
Key Takeaway
NRIs can execute a Power of Attorney and Life Certificate together during a single notary or consular appointment in the USA. This approach can significantly reduce processing time, travel, and documentation costs.
Although some Sub-Registrar Offices may prefer a recently executed Life Certificate, practical considerations such as international courier delays and bank processing timelines are often taken into account on a case-by-case basis. If you are planning a property registration in Bangalore through a Power of Attorney, executing both documents together can be an efficient and practical solution.
