- Power of Attorney (drafted)
- PAN Card of the executant
- Aadhaar cards of two witnesses
STEP-BY-STEP PROCEDURE TO REGISTER A POA IN BANGALORE
Step 1: Draft the POA
Prepare a detailed POA draft clearly stating the powers being granted to the attorney.
Step 2: Print and Sign the POA
- Print the draft on document paper.
- The executant must sign on all pages.
- Two witnesses must sign on the last page.
Step 3: Submit an Application via Kaveri Online Services
- Register and log in to Kaveri Online Services (https://kaverionline.karnataka.gov.in/.)
- Upload the required documents:
- POA in PDF format
- PAN card in PDF format (for annexure)
- Pay the applicable fees:
- Stamp Duty: ₹1,000 per executant
- Registration Fee: ₹200
- Scanning Fee: ₹35 per page (typically 3–5 pages)

Step 4: Visit the Sub-Registrar’s Office
On the day of your appointment, carry:
- Application summary report
- Original POA (printed and signed)
- PAN card
- Aadhaar cards of both witnesses
At the registration counter:
- The sub-registrar will photograph the executant and witnesses
- Capture thumb impressions
- Complete OTP verification
Step 5: Receive Registered POA
The office will scan the document for government records and return the registered POA to you. This completes the process.
Option 2: Executing a POA from Abroad (for Property Sale in India)
If you are already abroad, you may still execute a POA, but the process is more time-consuming and costly.

Steps to Execute a POA from Abroad
Step 1: Draft the POA
Print the POA on plain A4 paper. Paste your passport-size photograph.
Step 2: Attestation by Notary or Indian Consulate
Visit a notary public or the Indian Consulate in your country with:
- The original POA
- Passport or OCI card
- Local citizenship proof (if applicable)
Sign the POA in the presence of the official. Requirements may vary by country, so confirm with the notary/consulate beforehand.
Step 3: Courier Documents to India
Send the following:
- Attested POA
- Request letter addressed to the District Registrar
- Self-attested ID proofs (Passport/OCI & PAN)
Step 4: Adjudication in India
Your attorney or agent in India must carry:
- Attested POA
- Request letter
- Your ID proofs
- Their Aadhaar card
- Proof of stamp duty payment (₹500 per executant)
The District Registrar will verify and adjudicate the POA, making it legally valid for use in India.
