If you have already paid stamp duty on a Sale Agreement in Karnataka, you may be eligible to adjust that amount against the final Sale Deed registration charges.
In the Kaveri Online Services portal, this process is referred to as “Denotation of Stamp Duty”, which means claiming adjustment of the stamp duty already paid on a previously executed Sale Agreement.

In this guide, we explain the complete process using a real case example from one of our clients in Bangalore.
Real Example – Stamp Duty Adjustment in Bangalore
One of our clients, Mr. Lingala Uma Sankara Bhaskara Sarma, purchased a 2 BHK flat in Bangalore for a total sale consideration of Rs. 80,00,000/-.
Before executing the final Sale Deed, he entered into an Agreement of Sale and paid stamp duty of Rs. 40,000/-, which is 0.5% of the sale consideration amount.
The Sale Agreement was executed on e-Stamp paper, and the stamp duty payment details were clearly reflected in the document.

Step 1: Select “Denotation of Stamp Duty” in the Sale Deed Application
To claim adjustment of the previously paid stamp duty, while preparing the Sale Deed application in Kaveri Online Services, select the option:
Denotation of Stamp Duty
Enter the following details:
- e-Stamp Certificate Number
- Stamp Duty Amount Already Paid
This information helps the Sub-Registrar Office verify the earlier stamp duty payment and process the adjustment request.

Step 2: Locate the e-Stamp Certificate Number in the Sale Agreement
The e-Stamp Certificate Number can be found on the Sale Agreement document.
This number is mandatory for claiming the stamp duty adjustment.

Step 3: Verify the Sale Deed Application Summary
After entering the denotation details, carefully review the Sale Deed application summary.
In our case, the application reflected:
Denotation of Stamp Duty: Rs. 40,000/-
This confirms that we formally requested adjustment of the stamp duty already paid under the Sale Agreement against the final Sale Deed registration charges.

Important Note – Upload Sale Agreement in Annexures
When submitting the Sale Deed application with denotation details, ensure that the Sale Agreement copy is uploaded in the Annexures section.
Without uploading the Sale Agreement, the denotation request may be delayed or rejected by the Sub-Registrar Office.

Step 4: Check Denotation Before Making Payment
Once the application is approved by the Sub-Registrar Office, click the “Make Payment” option.
Before proceeding with payment, verify that the approved denotation amount is correctly reflected.
In our case, the approved adjustment amount was:
Rs. 40,000/-
This confirms that the stamp duty paid earlier has been successfully considered for adjustment.


Final Approval by Sub-Registrar Office
The Sub-Registrar Office successfully approved the denotation request, and the full Rs. 40,000/- stamp duty paid on the Sale Agreement was adjusted against the final Sale Deed registration charges.
This significantly reduced the payable stamp duty amount at the time of Sale Deed registration.
