Below are the government charges for new property purchasing from builder.
Property value below Rs. 20 Lakh
- Stamp Duty & Surcharge: 2.04%
- Cess: 0.2%
- Registration: 1%
- Scanning: Rs. 800 Approx
- Affidavit: Rs. 40
- TDS not applicable
Property value above Rs. 20 Lakh and below Rs. 45 Lakh
- Stamp Duty & Surcharge: 3.06%
- Cess: 0.3%
- Registration: 1%
- Scanning: Rs. 800 Approx
- Affidavit: Rs. 40
- TDS not applicable
Property value above Rs. 45 Lakh
- Stamp Duty & Surcharge: 5.1%
- Cess: 0.5%
- Registration: 1%
- Scanning: Rs. 800 Approx
- Affidavit: Rs. 40
- TDS: 1% (applicable only if the property value more than Rs. 50 Lakh)
Below are the government charges for resale property, irrespective of property value
- Stamp Duty & Surcharge: 5.1%
- Cess: 0.5%
- Registration: 1%
- Scanning: Rs. 800 Approx
- Affidavit: Rs. 40
- TDS: 1% (applicable only if the property value more than Rs. 50 Lakh)
Note:
- The above-mentioned percentage (%) is based on the buying price or guidance value, whichever is higher
(Guidance value is also referred to as government value and circle rate. It is the minimum value at which a property registration takes place. The guidance value is fixed by Department of Stamps & Registration at your locality)
- Above government charges are same irrespective of male, female, single owner or joint ownership
- Below is the TDS rate for NRIs
- 20.80% for property value less than Rs. 50 Lakhs
- 22.88% for property value between Rs. 50 lakh to 1 Crore
- 23.92% for property value more than Rs. 1 Crore
