WHY IS AN E-KHATA REQUIRED?
Earlier, property owners in Bengaluru were issued manual Khata certificates and extracts. These physical records were handwritten or typewritten and maintained at the ward offices. While they were valid at the time, BBMP has now digitized the property database through the e-Aasthi portal.
The e-Khata is the computerized version of the Khata certificate. It is the only document now recognized for property registration and other legal transactions, such as:
- Property registration at the sub-registrar’s office
- Property tax payments online
- Property transfers (sale, gift, inheritance)
- Khata bifurcation, amalgamation, or name changes
- Loan approvals from banks and financial institutions
Thus, if you only hold a manual Khata, it will not be accepted for property registration or future transactions.
HOW TO GET AN E-KHATA IF YOU ALREADY HAVE A MANUAL KHATA?
If you already have a manual Khata in your name, your property details are most likely available in the BBMP e-Aasthi portal. To obtain an e-Khata, follow these steps:
- Visit the BBMP e-Aasthi Portal
Go to BBMP e-Aasthi https://bbmpeaasthi.karnataka.gov.in/CitzLogin.aspx (official property records portal). - Login Using Your Credentials
If you do not have login details, you can create an account or visit your ward office for assistance. - Search for Your Property
Enter details such as property ePID number, owner name, or address to locate your record. - Apply for e-Khata Issuance
Once your property is visible in the database, submit an application for e-Khata conversion/issuance. - Processing Time
