When applying for an online Encumbrance Certificate (EC) in Karnataka, you may see multiple unrelated transactions in your search results. This usually happens due to similarity in property descriptions.
Example:
Let’s say your apartment number is 001 in Kaikondrahalli Village, Bangalore.
If you search the EC using only “Apartment No. 001, Kaikondrahalli Village,” the system may display 30 results, because several properties are registered under the same apartment number in that locality.

STEP-BY-STEP TROUBLESHOOTING
- Identify Your Transaction in the Search Results
- If too many transactions appear in the EC search, press Ctrl + F on your keyboard. A search bar will open at the top right corner.
- Enter the buyer’s name, seller’s name, or registration number to locate your property.

In the search bar, type buyer's name, seller’s name or registration number and press enter. I found my property transaction in Serial No. 4 based on the buyer's name.

- Copy the Correct Registration Number
- Once you identify your property, note the registration number.
- If there are multiple registrations (e.g., Sale Deed, MOD, Reconveyance Deed), copy all numbers.
- Enter them in the “Property Description” field, separated by commas.

- Proceed with the EC Application
Check the Terms & Conditions boxes and Click Proceed.
Click Make Payment and Complete payment.
Click E-Sign and Authenticate with Aadhaar OTP.
Finally, click Submit.
- Download Your Signed EC
Within 3 working days, your signed EC will be ready to download. Refer to download option in below image
The final EC will show only your property transaction.
