Context
Mr. Selvaraj, the owner of a plot of land in Bangalore, will be travelling to USA due to work commitments. As he will be unavailable to execute the sale deed in person, he has appointed his brother, Mr. Vijayarajan, as his Attorney to handle the property sale process in India.
Below, we outline the step-by-step process we followed to register the GPA using Kaveri Online Services, the official portal for property registration in Karnataka.
STEP-BY-STEP PROCEDURE FOR GPA REGISTRATION ON KAVERI ONLINE SERVICES
- Access the Portal
Visit the official Kaveri Online Services website: https://kaveri.karnataka.gov.in/landing-page
- Registration & Login
- Register for an account if you do not already have one.
- Once registered, log in using your credentials.
- Start a New Application
- Click on ‘Start a New Application’. Refer to below image
- Choose ‘Document Registration’. Refer to the image below
- Select Document Type
- Read the prerequisites and click Continue.
From the dropdowns, select the following:
- Nature of Document: Power of Attorney
- Article: Power of Attorney
- Sub-Article: (41-eb-ii) When given to brother, sister
- Click Continue.
- Enter Property Description
- Under Miscellaneous Document, enter the property schedule.
(If multiple properties are involved, list them all.)
In Description: Enter the property schedule. (If you have multiple properties, enter the schedule of all properties. Refer to image below
- Click Save and Continue.
Based on my property input, below is my property description

- The person who grands the GPA (principal): his presence is required in sub-registrar's office to register the GPA.
- The person who receives the GPA (Attorney) : his presence is not mandatory in the sub-registrar's office to register the GPA
In our case, both Mr. Selvaraj (principal) and Mr.Vijayarajan (Attorney) will be present at the sub-registrar office to register the GPA So we selected 2 in the Number of Executants. Refer to the below image
- Add Executants (Principal & Attorney)
In Executant -1: We entered the details of the person who grants the GPA. We mean, we entered the details of Mr.Selvaraj (principal).
- Is Claimant: No (select No)
- Individual or Organization: Individual (Mr.Selvaraj is an individual; he is not representing any organization, so we selected individual)
Followed by the details of name, mobile number, relationship, age, gender, ID proof and address. Refer to below filled image
Click on Save Executant -1 And Go To Next
In Executant -2: We entered the details of the person who receives the GPA. We mean, we entered the details of Mr.Vijayarajan (Attorney).
- Is Claimant: Yes (select Yes)
- Individual or Organization: Individual (Mr.Vijayarajan is an individual; he is not representing any organization, so we selected individual)
Followed by the details of name, mobile number, relationship, age, gender, ID proof, and address. Refer to filled image
Click on Save Executant -2 and Click on Move to PRESENTER. Refer to the arrow marks in the above image
Click Ok in the pop-up comment, refer to below image
- Choose Presenter
In Choose Presenter, we chose Mr.Selvaraj from the dropdown list. This means that Mr.Selvaraj will present the required documents to the sub-registrar's office for registration of GPA.
Click on Make Presenter. Refer to the arrow marks in image below
- Add Witness Details
We should provide the details of two witnesses
In IDENTIFIER -1: Enter the details of the first witness. The details of name, age, gender, relationship, and address
In IDENTIFIES: select the name from the dropdown that whom the identifier-1 is witnessing. Refer to the arrow marks in image below
Click on Save IDENTIFIER -1 And Go To Next
In IDENTIFIER -2: Enter the details of the second witness. The details of name, age, gender, relationship, and address
In IDENTIFIES: select the name from the dropdown that whom the identifier-2 is witnessing. Refer to the arrow marks in image below
Click on Save and Continue
- Market Value & Fee Calculation
GPA does not require Market Value calculation; therefore, click Continue to the next step. Refer to the below image
In the final fee calculation, Click Save and Continue. Refer to the below image
My GPA draft consists of 3 pages, so entered 3 in a number of pages. Refer to the below image
Click on Calculate
The government fee displays, as shown in image below
As per the above image, the following is the break-up of the government fee
- Stamp Duty: Rs. 100 (Edit on 15th Sep 2025: the revised stamp duty is Rs. 1000)
- Registration fee: Rs. 200
- Scanning fee : Rs. 210 (for 3-page draft)
The total government fee to register GPA is Rs. 510
Click on Save and Continue
Before we submit the document to the sub-registrar office for approval, cross-verify the information provided, because we cannot edit the information once the document is submitted, refer to image below
- Upload Documents
Scroll down to the bottom of the page:
- In Upload Deed Document: Upload the GPA draft in PDF
- In Upload Annexures: Merge the ID poof of the principal and attorney in one PDF and upload here. As per our context, we merged Mr. Selvaraj’s PAN and Mr.Vijayarajan’s Aadhaar in a PDF and uploaded
- In Date Of Execution: Select the current date
- In Select Sub-Registrar Office: Select the sub-registrar office where you want to register the GPA. We can register the GPA in any sub-registrar office in Karnataka, so you can select the nearest and convenient sub-registrar office in dropdown list. We want to register this GPA in the Rajajinagar sub-registrar office, so we selected Rajajinagar in the dropdown list
- In Declaration: Check the declaration boxes, refer to the arrow marks in image below
Click on Agree and Submit
- Status Tracking and Payment
At the application page, the status shows as Pending at SRO. Refer to below image
The application is approved within a day of submission. The status changed to Make Payment. Refer to the below image
Click on Make Payment, We made the payment through UPI. Refer to payment challan below
Immediately after the payment, the status changed to Schedule. Refer to the below image
- Schedule Registration Appointment
We clicked on the Schedule and booked our registration slot. Refer to below slot confirmation
As per the above image, our registration slot is on 26th July 2023 at 10.30 am.
- Visit the Sub-Registrar Office
As per the above registration slot, the presenter, Mr. Selvaraj (principal), carried the following documents to sub-registrar office
- Printout of application summary report from Kaveri Online Services
- Printed GPA (to be registered)
- ID proof of Mr. Selvaraj (principal) and Mr.Vijayarajan (Attorney)
At the SRO:
The presenter submitted the above-listed documents in registration counter:
- Mr. Selvaraj (principal), Mr.Vijayarajan (Attorney), and two witnesses signed the GPA
- Mr. Selvaraj (principal) and Mr.Vijayarajan (Attorney) gave the thumb impression
- Mr. Selvaraj (principal) and Mr.Vijayarajan (Attorney) gave the webcam photo
The sub-registrar office scanned the GPA and handed over the GPA to Mr. Selvaraj (principal).

Important Notes
- The person who granted the GPA (principal): presence in the sub-registrar's office to register GPA.
- The person who receives the GPA (Attorney): presence is not mandatory in the sub-registrar's office to register GPA
- GPA can be registered in any sub-registrar's office in Karnataka. GPA registration is not limited to the jurisdiction of the property location
- If the Principal and Attorney live in different locations, the Principal can register the GPA in the nearest sub-registrar's office and courier the GPA to the Attorney

Yes. GPA registration is not restricted to the jurisdiction where the property is located. It can be registered in any sub-registrar’s office across Karnataka.
Q6. What is the government fee for registering a GPA?
The government fee for GPA registration in Karnataka typically includes:
- Stamp Duty: Rs. 1,000
- Registration Fee: Rs. 200
- Scanning Fee: Rs. 70 per page (e.g., Rs. 210 for a 3-page document)
- For a standard 3-page GPA, the total payable fee comes to Rs. 1,410.
Q7. What documents are required for GPA registration?
The following documents are required:
- Draft GPA document (printed)
- Identity proof of Principal and Attorney (PAN, Aadhaar, Passport, etc.)
- Passport-size photographs of Principal and Attorney
- Address proof of Principal
- Two witnesses with their ID proofs
Q8. How long does GPA registration take?
If all documents are in order, the process is usually completed on the same day at the sub-registrar’s office. The online approval and payment typically take 1–2 days.
Q9. Can a GPA be registered if the Principal is abroad?
Yes. If the Principal is abroad, they must execute the GPA before the Indian Embassy/Consulate, get it attested, and send it to India. The document must then be adjudicated (stamped) within three months in Karnataka before use.
Q10. Can the GPA be revoked later?
Yes. The Principal can revoke a GPA at any time by registering a Deed of Revocation at the sub-registrar’s office.
Q11. Is GPA the same as Sale Deed?
No. A GPA only authorizes someone to act on behalf of the Principal. It does not transfer ownership of the property. Ownership can only be transferred through a registered Sale Deed.
Q12. Who can be appointed as an Attorney under GPA?
The Attorney can be a family member, friend, or trusted individual. In property-related matters, people usually appoint close relatives like spouse, siblings, or children.
